Sun City is the original Del Webb active adult community — built beginning in 1960 and home to tens of thousands of residents in homes that are now 40 to 65 years old. The bathrooms and kitchens from that era were not designed with aging and accessibility in mind, and many residents are reaching a point where modifications make daily life safer, more comfortable, and more independent. The earliest Sun City homes — small ranch-style layouts built to a compact footprint — present specific challenges: small bathrooms with standard tub/shower combos, narrow doorways (often 28–30" clear), and kitchens with limited counter height access. A curbless shower conversion in these bathrooms requires subfloor restructuring and careful planning of the finished dimensions. We've completed hundreds of these projects and know exactly how to make the modifications work in the original floor plan.
The homes built in Sun City's later phases tend to have slightly larger floor plans, making full bathroom rebuilds more feasible. Walk-in showers in these homes can be built larger — 36"x36" minimum for safety, ideally 36"x48" or larger. We install blocking for future grab bars even in clients who don't need them yet, because retrofitting grab bars without wall blocking requires opening walls later.
Many Sun City homes along the golf corridors were updated at various points between the 1980s and 2010s — sometimes well, sometimes with dated modifications. We assess what was done previously, what holds up, and what needs replacing, and quote honestly on what the project requires vs. what can be deferred.

In order of impact: (1) Curbless walk-in shower — eliminates the single biggest fall hazard in the bathroom. (2) Grab bars at shower entry, inside shower, and beside toilet — must be anchored to blocking or studs, not just drywall. (3) Comfort-height toilet (17"–19") — significantly easier to sit and rise from with knee or hip limitations. (4) Lever hardware throughout — operable with a closed fist. These four changes cover the most common functional needs.
Yes. Arizona ALTCS (Medicaid long-term care) may cover modifications for qualifying individuals. VA Specially Adapted Housing (SAH) and Special Housing Adaptation (SHA) grants are available for qualifying veterans. The Area Agency on Aging for Maricopa County can connect residents with additional local programs. We can provide documentation required for funding applications.
Properly anchored grab bars must be secured to wall studs or blocking — not just drywall anchors, which will fail under load. If blocking isn't already in the wall, we open the wall, install blocking, re-tile or repair, and install the bars. The alternative is a surface-mounted blocking system (like Moen's SecureMount), which we can install without opening the wall in some locations. We assess the wall construction first and recommend the appropriate approach.
A focused aging-in-place update (curbless shower conversion, grab bars, comfort-height toilet, lever hardware) typically takes 2–3 weeks. A full bathroom rebuild that also updates the vanity, flooring, and lighting runs 3–5 weeks. We minimize disruption and establish a schedule so you know which days the space will be out of service.
